Refunds and deposits
How application fees, rent and security deposits are refunded or returned.

Application fees
Only the landlord can refund or waive an application fee. A refund returns the full amount, Holuway's part included, to the card you paid with; it usually arrives in 5 to 10 business days. Refunds are not automatic when an application is not approved, so ask the landlord if you think one is due.
Rent
If you paid more than you owe, the extra shows as Credit on account and the next charges use it first. Your landlord can refund credit to the way you paid. If you paid by card, your share of the card processing fee is returned with it.
Security deposits
Deposits are set in your lease. They are charged when the lease is signed, due when it starts, and paid like rent.
After you move out, your landlord returns the deposit under your lease. It first covers anything still unpaid and any deductions they list; the rest is returned to you. You get an itemized statement by email showing anything kept and why.
For landlords
On a lease's ledger, a tenant's credit can be refunded online, or recorded with Record a refund if you returned it another way. At the end of a lease, select Return the deposit, list any deductions, and send the rest back through the original online payment or record it as a check, cash or other.
